Stage 1 Preliminary and General
Site survey is concluded, the house set out is determined and Building consent applied for. There is a host of finer details that determines the establishment for the intended construction. Services to site and Health and safety is amongst the more important ones. The construction of the sub floor raft is completed and construction profiles are set.
Stage 2 Construction starts
Sub floor services installation are concluded and the floor is constructed, lots of care and attention to detail is applied at this stage to prevent any difficulties during construction. The house frames are stood and the frames are covered with the rigid air barrier. The scaffolding goes up and the roof trusses are stood. Final dimensions for external joinery are taken and the final measurement for the roof is taken. All external material orders are finalised at this time.
Stage 3 Closed in
Fascia and spouting are fitted and the roof is installed. Aluminium doors and windows are fitted and the construction envelope is now enclosed. Exterior cladding starts and the internal fit of commences. This is a very busy time as the trades complete the insulation, wall linings, pre wire the electrical system and complete the plumbing pipe installation and testing. This is also the time when you will not necessarily notice lots of progress on site as most of the work is carried out internally.
Stage 4 Site works
External paint is completed. Concrete works are completed. The fences are installed and the landscaping commences. Letter boxes, footpaths and clotheslines are fitted. This is when timber decks are constructed and all external plumbing services are commissioned. Lawns are planted and watered to 90% strike. Internal paint is applied during this time, no other trades are involved internally while the painting is carried out.
Stage 5 Final internal fit off
Tiling and floor coverings are installed to allow the front of wall fashion plumbing to be fitted. The kitchen is installed and the electrical fit off is completed and tested. Finally, the internal doors arrive back on site from the paint shop to be installed. Once all systems are tested and the quality control is completed and signed off, the house is ready for its Code of Compliance inspection and final adjustments are completed before the final builders clean and handover to the client.

Healthy Homes are passively warm, dry, and financially efficient houses, by adopting the principles of Homestar 6. Waingākau are active members of the NZ Green Building Council. Whilst the Homes are not formally Homestar accredited, the homes are designed and built to the principles of Homestar 6.
Healthy Homes is a core value and therefore TToH will contribute $20k per house to maximise energy efficiency, whilst exceeding minimum building standards and strive to achieve the principles of Homestar 6.
Healthy Homes clever designs features
Foundation
Underfloor Insulation of MaxRaft and Unitherm Polystyrene. This is installed underneath concrete slab to exceed standards and add another layer of warmth.
Side floor Insulation of RibRaft and Hot Edge perimeter. This insulation wraps the side of the concrete slab, retaining the sun-driven warmth that is driven throughout the day and reduce horizontal heat loss, maximising warmth to exceed standards.
Walls
Rigid Air Barrier (between cladding & the frames structure). This exceeds standard building paper to create an airtight wrap, creating an enclosed envelope
Wall Insulation
Bats that exceed minimum building standards of R2.2 to achieve a level of R2.8
Ceiling Insulation
Bats that exceed minimum building standards of R3.2 to achieve a level of R5.0
Windows
All windows are double glazed, thermally broken and argon filled.These complimentary technologies work efficiently to ensure no condensation is in the home.
Ventilation
Mechanical ventilation to moves air around the home to ensure no unhealthy moisture is in the home.
Solar enabled
As the homes are passively warm, the Solar Power system that has adopted is focussed on hot water, rather than heating. Homes are cleverly designed, so that the Homeowner can easily opt to invest to enable solar connection.
Solar Power Enabled -Healthy Homes

As outlined above, all Waingākau homes will be ‘Healthy Homes’, passively warm, dry and efficient.
Therefore, the Solar Power system that has adopted is focused on hot water, rather than heating. The Homeowner have two decisions; 1. To install Solar Power from the start and pay for this ($15k to $22k approx..) 2. All Waingākau homes will be ‘Solar Power enabled’ and this means • Roofs are designed to easily have Photovoltaic Solar Panels installed easily at a later stage (Roof orientation, pitch and rafter/purlin dimensions) • External heat-pump hot water cylinders installed from start (more efficient heating and internal space saving) • Electrical wiring • No batteries, but easily added if homeowner wants
